Prevent Winter Freeze-ups

It won't be long before we hear the familiar sounds of  home heating systems kicking in and the cold winds howling. Some of us are fortunate enough to head to warmer climates while others will attempt to battle the elements of another New England winter. We would like to offer the following tips to all of our wonderful  customers.

On an extremely cold day!

  • Maintain higher than normal temperatures (3-5 degrees).
  • Turn on your faucets and let the water trickle constantly.
  • Open cabinet doors under the sinks. This will allow the heat to warm the pipes.
  • Insulate pipes-Insulation goes a long way toward preventing freeze-ups.
  • Your exterior faucets used for your garden hoses should be shut off from inside your basement and left open (even if you have freeze-proof sill cocks).

If the house has forced hot water and may be unoccupied at times during the winter months...

  • Set the thermostat no lower than 65 degrees. Install a low heat alarm.
  • Shut off the water at the water meter.
  • Have a plumber install a low water cut off switch on forced hot water boilers.
  • Heat tape the water meter and water service, unless the water meter is plastic, If plastic heat the meter and service area.
  • Leave all faucets open.

If heated by oil, install a low oil alarm...
Have the house checked once a week, and even more frequently in extremely cold periods.

If your house is not occupied during the winter months….

  • Have the water service shut off in the street and remove the meter.
  • Drain all domestic water lines, leave faucets and drain valves open.
  • Drain all heating lines and leave all drains open.
  • Drain boilers and hot water heaters, and leave drain valves open.
  • Drain plumbing fixtures and add antifreeze to all traps.
  • Shut off gas service at meter.
  • Have house checked at least weekly, and even more frequently in extremely cold periods.

Remember !

Frozen pipes aren't just an inconvenience. Families have their homes ruined and their lives disrupted each winter all because of water pipes that freeze.

The Time Seems To Be Flying By…

Ignorance is no excuse for the law nor is it for Nursing Home Care when you or a parent needs a nursing facility and are unprepared to pay the price.

If you are like most people you believe that those terrible things that happen to other people won't happen to you. You also believe that you are not like most people, but consider these statistics from several U. S. Health Bureaus.

  • Half of the people over age 65 will spend some time in a long-term care facility.
  • Half of those entering nursing homes stay 3 months or less, however one in 10 people stay for more than 3 years.
  • The average cost is between $40,000 and $80,000 per year, with the best ones costing twice that.
  • 70% of single elderly people in nursing homes find their assets depleted after only 3 months. Most of us would not be willing to go to Foxwoods and bet our life savings, homes or paychecks, but the odds of winning and losing are very close to the odds of us losing those very same assets to the cost of Nursing Home Care.

The following chart lists the action you should be taking now if you are healthy.  However, even if you are not in great health our associates may still be able to help you. Please give us a call for a free analysis of your future needs to protect your financial assets.

If you are NOT EXEMPT from the law, here are the steps you need to take to comply with the law:

  1. Attend a three hour lead Hazard Awareness class before November 1, 2005.
  2. Visually assess your rental property for lead hazards.
  3. Fix lead hazards on your property.
  4. Upon tenant turnover after November 1, 2005 get an independent clearance inspection of the unit.
  5. Give tenants information about lead hazards and a copy of the inspection report.
  6. Respond to tenant concerns regarding lead hazard in the unit.
  7. Perform ongoing maintenance using lead safe work practices learned in the three hour Hazard Awareness Class.

Lead Paint Liability Insurance  is available either through your current carrier or through the Rhode Island Joint Reinsurance Association. Contact our office. We will be happy to answer your questions and offer you a quotation.  


Effective November 1, 2005, coverage for bodily injury arising out of lead poisoning may be excluded on the homeowners, dwelling liability and commercial general liability policies.

RIJRA will offer lead liability polices.

susanMany of you know our Personal Lines Manager, Susan Gonsalves. Susan began her career 25 years ago with the Conroy-Daly Insurance Agency as a Customer Service Representative.

In 1998 Conroy-Daly merged with Affiliated Insurance Managers, and Susan was selected to manage the Personal Lines Department. She enjoys her  primary function (most) of servicing many of our personal lines accounts. Susan is also responsible for developing solutions for her Department with our vendors and carriers to promote competitive pricing and quality service. 

Susan is a licensed professional who has also earned her Accredited Customer Service Representative (ACSR) designation.

Susan resides in Cranston with her husband Ron, two children, Bridget and Ronnie, and pets Diamond, Scrappy and Maxine.
